The maintenance of automatic doors at a site open to the public is essential. There are several types: pedestrian sliding doors, swing doors, or revolving doors. To determine what type of maintenance is essential for your installation, it is important to seek the advice of an expert. We invite you to discover why the maintenance of automatic doors is important, what types of interventions exist, and the available plans to give you peace of mind.

Why is the maintenance of automatic doors important?

The maintenance of automatic doors is crucial in order to comply with current regulations. These consist of standards as well as legal texts, such as:

  • The decree of December 21, 1993, relating to automatic doors and gates in workplaces. This law specifies that these installations must be serviced every six months and recorded in a maintenance log.

  • Standard EN 13269 on the preparation of maintenance contracts

  • Standard EN X60-100 also specifies concepts related to maintenance contracts, listing certain essential actions.

  • Standard EN 13306 characterizes maintenance services: frequency, duration, detailed content, assistance, etc.

A preventive maintenance plan helps maintain the operational lifespan of the installation and avoid a number of breakdowns. To ensure an optimal experience for customers and employees, it is important tofollow the maintenance plans. It is imperative that these maintenance operations are carried out in accordance with current regulations and within the scheduled timeframes. Professionals must select experts who are familiar with mandatory operations. A maintenance plan undeniably extends the lifespan of your equipment. Depending on the installation, some parts will need to be replaced at certain intervals.

The two types of maintenance

There are two types of maintenance for automatic doors:preventive and corrective.

Preventive maintenance

Preventive maintenance is contractually defined. It varies depending on the model of automatic doors and the place of installation. These operations help prevent certain breakdowns that could occur. Critical systems are thoroughly checked, especially safety devices. The frequency is also important and must match the needs of the installation and the requirements of the legislation.

Corrective maintenance

Corrective maintenance is carried out when a breakdown affects the automatic door system. The client contacts the maintenance company's repair service, which initiates an intervention. A technician goes on-site and analyzes the faulty component. To be effective, it is important to choose a company with real market knowledge and recognized expertise.

Choosing the right maintenance contract for the installation

Most providers offer three types of maintenance contracts, like Dormakaba: platinum, gold, and silver. It is also possible to select a special contract that will be tailored to thespecific needs of the installation. Maintenance must be contractually agreed upon. Indeed, the contract includes all essential information such as frequency, type of maintenance, etc. A maintenance log is also provided to record all preventive or corrective interventions.

A platinum contract

The platinum contract is the most comprehensive in the Dormakaba range. It includes the two annual visits scheduled for the maintenance of automatic doors. When the installation breaks down, the technician's travel and labor are included. This is very advantageous for repairs, as costs can be high when travel is frequent and/or repairs are lengthy. Spare parts are also included in this plan, which can represent significant savings depending on the nature of the breakdown.

Note that contracts may include limitations or even exclusions depending on the origin of the breakdown. This may be the case for devices damaged by acts of vandalism or negligence, whether caused by customers or building employees.

A gold contract

The gold contract includes the two technical visits required by law as well as repair in case of breakdown. This means that travel and labor will not be charged beyond the package provided by the gold contract. This plan is a good compromise between the most expensive and the entry-level option. It provides peace of mind in case of breakdown, as the professional will not be charged for the time spent on-site to repair the device.

A silver contract

The silver contract only includes the two annual visits required by law. In case of breakdown, labor, travel, and spare parts will be at the client's expense.
